This website is operated by a licensed real estate professional as advertising for real estate trading services. The licensed name and registered brokerage appear in the footer of every page. Data source and restrictions

Statistics are derived from the Pillar 9™ MLS® System. Sold prices in Alberta are not public data: the MLS® feed available for open websites excludes them, and property-level sold information can only be shown to registered users with whom a professional relationship exists. That is why the full report requires registration, and why no property-level sold data appears anywhere on the public pages.

All published statistics are aggregates computed across a minimum of five transactions. No figure on this site identifies, or allows the identification of, an individual property, seller or buyer.

Methodology

A resale pair is the same address selling twice within 2–24 months, surviving guards on property type, year built and floor area. A flip is a pair that resold for at least 15% and $50,000 over the earlier sale. Gaps are gross and not appreciation-adjusted; the double threshold exists to filter ordinary market movement. Match scores weight gross gap as a share of capital deployed (50%), observed flip activity (25%), and hold time (25%).

Tax

Canada's residential property flipping rule deems the gain on a residential property held under 365 consecutive days to be business income — fully taxable, with the principal residence exemption unavailable and losses denied, subject to narrow life-event exceptions.
